How we read Expo City.
We started writing about Expo City before it became a popular theme. Our reading has not changed: this is Dubai’s emerging business district, and the homes inside it are few, low-density and built for the people who will work there, the executives and corporate tenants of Expo City and the wider Dubai South.
The first wave (Mangrove, Sky Residences and Expo Valley, launched 2022–23) sold through on long payment plans and now trades mostly on the resale market. Since late 2024 the picture has widened: Sidr and Al Waha rounded out Expo City’s own apartment offer, Emaar opened its metro-side Terra series, and Expo Valley Views began the next chapter of the Valley. Handovers now run from late 2026 (Mangrove) to 2031 (Expo Valley Views).
- 01
Live where the district works
Expo Valley is the villa and townhouse community built directly into Expo City, within walking distance of the business district. We have always seen its residents as the executives working in Expo City and greater Dubai South.
- 02
Scarcity by design
Stock is small and low-density. Expo Valley’s townhouses and twin villas sold out in 2023, and Sidr, Al Waha and Terra Heights had all sold out by late 2025, so most entry now happens on the resale market.
- 03
Payment plans that carry the buyer
Expo City’s own launches came with long terms: 8-year plans at Mangrove, 50% after handover in parts of Expo Valley and Sky Residences, 30% over two years after handover at Sidr. Many of those plans pass to resale buyers.
- 04
An exhibition and events hub
The new Dubai Exhibition Centre is rising beside Al Waha and Sidr, and GITEX 2026 has been announced for Expo City.
- 05
On the metro line
Emaar’s Terra Heights and Terra Gardens sit directly on the Dubai Metro line, with Terra Gardens connected to Expo Mall.
- 06
At the centre of Dubai South
Jebel Ali Port, Al Maktoum International Airport, Etihad Rail and the Expo City business district all connect at Dubai South, the case we set out in our September 2023 outlook.
