Tbilisi’s residential market and the Black Sea’s holiday market need separate underwriting. Our interest is in well-planned locations where the entry price, infrastructure and likely occupier can be explained. An international developer brings execution capacity; it does not remove local demand or delivery risk.

The opportunity

Tbilisi Waterfront could offer a coordinated residential environment with amenities and public space. Gonio’s proposition is coastal leisure and second-home use. For both, compare the specific release with completed alternatives before paying for the future masterplan.

What we are watching

Test affordability against local incomes, achieved rents and competing supply. In Tbilisi, verify peak-hour access, schools and everyday services. In Gonio, model a full year of occupancy rather than peak summer rates, including furnishing, operator fees, maintenance and empty periods. Infrastructure and destination delivery remain central risks.

A marina-led coastal destination for leisure and second-home buyers. Assess beach access, the immediate surroundings and airport connectivity alongside the wider destination. Rental performance will depend on season length, competing accommodation and the management agreement.

The developer presents a planned waterfront destination with residences, hospitality and a marina. A masterplan is not a completed resort. Confirm the release, marina and amenity timetable, construction progress and contractual handover for the unit.
