How we read BAYN.
Y Views offers several distinct waterfront products within a much larger development. Villa design, plot position and beachfront or canal setting explain more than a single community-wide price.
BAYN is a planned 4.8 million sq m waterfront community on the Abu Dhabi side of the Dubai–Abu Dhabi border. The masterplan includes approximately 1.2 kilometres of beach, a 204-berth marina and a one-million-sq-metre green spine, with 55% open space. Y Views is the current waterfront villa collection, spanning core villas, larger named designs and residential plots. H2 2029 is the delivery context for Y Views, rather than a completion date for the whole masterplan.
