Our view

How we read Al Reem Island.

Al Reem is the only island with a working business district next door, so tenant demand is year-round. Apartment values rose by around a fifth in the year to mid-2026, and gross rental yields of about 6–7% are the highest of the three islands we cover.

On Al Reem the building matters more than the bedroom count. Older mid-market towers give the highest yields but resell more slowly; newer and branded towers command higher prices. Speak to us about a specific building before you buy.

Prices and rents are indicative, based on August 2026 asking prices and registered transactions. Service charges typically add AED 15–45 per sq ft a year on apartments.

Al Reem sits beside Al Maryah Island, home of Abu Dhabi Global Market (ADGM), and since 2023 ADGM’s jurisdiction has extended to Al Reem as well. The island is where much of the capital’s finance workforce lives, with Sorbonne University Abu Dhabi, Repton, Nord Anglia and GEMS World Academy, Reem Hospital and Reem Mall all on the island. Its towers range from 2010-era buildings to new branded launches such as Seamont Residences by Marriott, alongside Modon’s Tara Park. Al Reem recorded 6,747 residential sales in the 12 months to June 2026 and AED 10.5bn of sales in the first half of 2026.

The bigger picture.

Where the finance workforce lives

Three markets on one island
