Wasl Hillside Residences
Hillside Residences is Wasl’s mid-rise apartment community at Wasl Gate, directly off Sheikh Zayed Road behind Festival Plaza and IKEA. Fourteen residential buildings of six to ten storeys sit on three landscaped podium “hills”, with one- to three-bedroom apartments, duplexes and sky villas. Handover is expected in Q3 2027.

Our view
How we read Wasl Hillside Residences.
We introduced Hillside to our community before it launched in November 2023, and we were the largest-selling agency on the project. It is rare to find new apartments this close to Sheikh Zayed Road and Dubai Marina, from a government-backed developer, at the launch level of around AED 1,100–1,200 per sq ft.
The payment plan was the other draw: 5% down, then 5% roughly every five months, with 60% due at handover. On the Phase 1 schedule, 35% of the price has fallen due to date; one more 5% instalment is due in November 2026, and the remaining 60% at handover.
Launch prices are from November–December 2023. The handover date is the developer’s estimate.

A 4% DLD registration fee (Oqood) is paid at booking, on top of the price. On a AED 1.5M two-bedroom: AED 75K down, AED 525K across seven instalments to November 2026, and AED 900K at handover. For a resale, the instalments already paid by the seller are settled on transfer — ask us for the exact balance on a specific home.
